I am looking for a lender to fund a deal on a rehab in the Tulsa, OK area. The property has an ARV of $105K. I have already purchased the property for pennies on the dollar and need approximately $45-50K to rehab it. I would appreciate any input or recommendations on finding a lender.

This property is a good rehab prospect. It basically needs everything taken out and redone. I've estimated the rehab cost to be $50K and the ARV to be in the $100-110K range based on available comps.
Skiatook is about 15 minutes north of Tulsa and with the housing market in the town, this one will sell fast and rent even faster once completed.

@Luis Gonzalez I'm not real sure how long after the counties foreclose on a lien that it goes to sale. There is a redemption period after the sale where the original owner can pay off the taxes and any penalty and get the property back, but I'm not certain what that time frame is
