@Ramon Flores - you bring up a good point.  I was not planning on living in it and therefore I bet I cant get the 3.5% loan.  

@Ryan Ingram - thanks, I am giving it my best.

It was all for naught though as the real numbers are considerably below what I was guessing and the numbers are actually negative cash flow.  So moving on.  Thanks for you guys contributions.

@Griffin Thomas - thanks. i just got the rental numbers in and it looks like rentometer was a little on the high side.  I have to redo the numbers.

@Frank Geiger - true but i was looking at my cash on cash returns moreso.

I realized I qualify for the 3.5% down payments and that changes the numbers considerably.  What am I missing? I have to check on roof age and age of water heaters and aircos.

@Sean Harris I am just relocating to NW Arkansas from central Arkansas.  I can tell you it is the hottest market in Arkansas.  That is not to say that there aren't deals to be had but you are going to have to work hard to find them.  If I can help answer any questions let me know.

Offer him $500 cash if he is out by months end.  He can collect the cash on the way out.

I am new as well but I am also looking at some small towns.  

1. People need jobs.  If the majority of the town is employed by one or two big operators then I would be careful.  If one of those places closes shop it will have a major affect on the entire real estate market.  

2.  I look for college extension centers or higher education opportunities.  If there aren't any of those then the town is probably on the downhill decline.  

Either way it really depends on your goals.  I am looking for cash flow and so if I can buy it right then it really lessens the "worst thing that could happen".
