Hey @Darrell Kirby, we're active here on BP. Happy to answer any questions you have. Feel free to dm me if you want to schedule a chat.

Hopefully James can share some insight about his experience as well. As you can imagine, I'm a bit biased :)

I would check out Columbus for its opportunities. Ton of growth there especially for STR.

Hey Allison, we actually do offer a mobile app for landlords! We also offer accounting integrations with Quickbooks (we support Property as Customer and Property as Class) and REI Hub.

I'd love to learn more about what you're finding challenging to see if we have a fix, or if you're better off moving elsewhere. Please feel free to reach out.

Quote from @Kathy Kifer:

For my MTR

Comforter Yes! And it hasn't fallen apart yet...LOL

Shower Mat - Everyone keeps putting mine back in the closet and not using, so it stays really clean. :)

Shower Curtain - Yes definitely the inside liner, to get rid of water spots and any of that ugly orange growth. Outside/decorative curtain, no if it still looks clean, since it is not in contact with water.

Agree with this! Getting a new inside liner and cleaning the comforter is the way to go.

Agreed with Nathan. He needs to show recent proof of income that he's earned and I would call his previous landlords as well.

Yeah I think in the future when you have more properties it makes sense to have an LLC but not for a single property.

Hey Shivam, great question. I say that if you're going to invest out of state then you need some handyman/contracts or even property management company in that area. I started local because I was more hands-on and wanted to experience the process. Now that I'm more established I wouldn't hesitate out of state investing. Hope this helps!

This is a tough one. I would reject A and B. Seems like they might be a headache. I would try option C for another summer. Best of luck!

Quote from @Andrew Steffens:

I would let the numbers guide you. Without seeing what you can get for STR rent and LTR rent and what the cost savings would be for setting up I think it is tough to give you the proper advice.

 Agreed!

I like the hunger to learn more! I do think going out there and having experience is the best teacher. If you are in the place to house hack I would start going that route, especially since you're starting out. Best of Luck!
