I know this can be a tough spot. However I do believe that clearly communicating to them the issue this is causing and enforcing a late fee would be my first step.

Like others are saying, finding a lender that someone has referred to is always best.

I did want to quickly address one of your questions - we can handle payments that exceed $5k. No issues on our end.
