 you could see if you can get a heloc / debt consolidation where you pay off the car and credit card and pull some cash out? That would be your best bet. since its an owner occupied property you will have issues getting a private lender

Keep in mind how many bathrooms are you planning to build: 2 would be ideal, and one will make the rent lower for tenants. 

Rental per room will be always more profitable than as a whole, depending on the market of course (rural vs urban) check local listings for comps. (if you need help with that let me know).

Hi There, 

Newbie here.

I have plan to build 4 separate bedroom on my backyard with bathroom inside. And I want to rent those 4 rooms, rent it as each room, not as a whole. My Reason is to make it Accessible for people. what you guys think? or better I build 3 bedroom guest house and rent it as a 3 bedroom house ?
