Thanks for the feedback Holly. That's one thing I have wondered about, how does depreciation work for an LP? Are you aware of any examples I could looks at? I am trying to get a handle of all benefits of an investment including CoC, equity, depreciation, and anything else I might not be aware of.

Hi All,

Is anyone aware of a calculator or spreadsheet that allows you to plug in an initial investment, a CoC percentage, and IRR to generate an overall projected ROI over a number of years? It would be great to have a calculator that allows an LP to see projected profit over say a 10 year period and adding 1 to 2 more investments per year (and rolling over existing projects) to project passive income over a 10, 15, or 20 year period.

Any help would be appreciated, thanks!

Hi Everyone,

Been doing a ton of research lately, reading books, listening to podcasts, reading the forums, etc......

It seems nearly everything I come across is geared toward becoming a GP, getting deals, raising funds etc......

However, that is not what I’m looking for, I own my own successful company, love it, and not looking to give that up, strictly looking to invest. How do I find resources more geared toward LP investors only? I am actively researching investing in MF buy and hold syndications and looking for more info to educate myself.

I would really like to find resources/lists of potential sponsors, real world examples of previous deals, what actual returns were for LP’s and other various resources for LP’s. 

I understand I could reach out to potential syndicators but I would prefer to do some initial research on my own early on, fully educate myself on pros/cons, potential returns, narrow down potential sponsors and then reach out to a short list to vet before starting deals.  

Any help or feedback would be greatly appreciated. Thanks in advance!

@Ian Ippolito thanks for the reply, I figured they were basically the same thing but figured there would be some sort of nominal fee to essentially "link" GP's with investors. Not sure I'm in love with the whole online investment approach either, I like relationships and being able to pick up a phone and chat, I like the personal side of things. 

I am also a bit concerned with a potential downturn in the economy which is one of the many reason I am looking to diversify and offset my existing income. Any resources you might be able to recommend for more education and info on potential sponsors. I'm sure there are lots of good resources on this site but 3.7m posts can be a bit overwhelming for a newbie like myself.

New to BP and REI in general and I am hoping to find some good resources and info so I can hopefully begin passive investing in apartments. Based on some initial research I think passively investing in a syndication opportunity or two is the direction I would like to go. I would be considered an accredited investor located in Los Angeles, I would think I would be looking for opportunities OOS just due to the cost of apartment buildings in California but open to options.

My question is how do I go about finding these types of opportunities and vetting previous performance of similar investments so I can see real numbers of say what investments of 100k, 200k, 300k etc... generated over the term of the deal?

I was also looking at options like RealtyMogul or similar, how do these crowdfunding sites differ from a "standard" syndication deal?

I'm sure many of these questions are pretty typical of a new investor but much of the information I can find about syndication are toward the GP and not the LP. Any information, tips, or resources so I can better educate myself about the process, previous returns on deals, how to find sponsors, etc... would be greatly appreciated so that I can educated myself better before making my first investment.

Hi Everyone, 

Just came across this and would like to attend one of the meetups. Looking to attend the one in November. Is this scheduled for the 13th or the 6th of November? The link shows a different date, the 13th would be great and I would love to come. I'm a new potential investor thats looking to learn a bit more about OOS opportunities.
