Deed in lieu would be my exit.

I have been to the Ranch many, many times serving foreclosures on both sides of the road. My thought on the issue out there is simply location. Way too many vacant lots that people can choose from and too far away from everything. Then, if you really want a cheap lot you can pick one up at the tax deed sale for a few thousand. Even still, who wants to do that when you have HOA fees out the wazoo to pay for the few houses that have been built out there.

Which list gives you the best response ratio?

Can anyone share some of their PC templates and/or letter scripts that get the best response?

Hi Mark!

It was several years ago.  I would have to do the whole thing over again.

I am focusing on wholesaling here in Jacksonville where I have a home.

My buyers are lined up and I am in the process of contacting several marketing companies and see what fits.

They say that money is a great motivator but so is hate.  As in, I really hate my job and gotta get off my rear and start doing something I really like.   LOL

I can't say I hate what I do but I can certainly see me doing it for as short of time as possible.

AirBNB, Uber, Lyft, etc. are all part of the "sharing" economy that seem to be trying to do end runs around laws and regulations that have taken years to establish.  Those laws and regulations have been established for reasons.  Mainly safety and liability.   Those concerns, including property damage, seem to be an enormous drawback to the benefits. (Even if these companies provide million dollar policies.)  I hate to say this, but we all know these companies will be brought to their knees if they are hit with enough liability claims due to death or accident.

Cool.  I went to look up the Podcast (#21) they did with him but it has been taken down.  Not sure why. I'd like to listen to it. I did a look up on the Internet Archive and reviewed the notes.  They say he has a pretty good DM marketing system.  I'm looking at him, YellowLetters, and would like to find another just to do a good comparison.  I am in the process of building my buyer's list right now.
