Learn what wholesaling is all about.   Forget the self help and feel good books.  You already know this is what you want to do.

DO read about how to do things, such as wholesaling.   I recommend it because it is the easiest way to get a foot in the door.  You have to know the value of property and any costs that will need to be incurred to make it saleable.  This will help you build a solid foundation.

Always remember, this is a business.  There's no easy way to build a business and it's not a ticket to the high life.

What I don't understand is that I ask the same question about what advertising works best and I get beat up for it whereas, someone comes on and asks about yellow letters and postcards and everyone is falling all over themselves to get them to the two main people affiliated with this web site who sell those.  And, my question is pretty basic and counters the opinion of "What works for one list, in one area, at one time, may not work another."

If that were true then these guys wouldn't be in business.  They sell to people all over the country.

All I am asking is for analytical evidence that the marketing that they are selling works.   If so, what works best (overall).

As the saying goes, Trust but Verify.

Thanks for the response.  Please see my comment above.  If you can mathematically show me how you get a response rate from educating them, then throw it out there.

Define what your definition of "watch the response rate soar" would mean.

Guess I missed the point of the website.  I thought it was to help anyone wanting to get into investing.

Isn't that what this is about?  Or is it just to sell things to unsuspecting new investors?  Sell, rinse and repeat?

If a person wishes to invest in a direct mail campaign that preaches to send out 5-7 rounds at an average minimum of $500 a round then you bet I'm going to ask some questions.

I have absolutely no problem pulling the trigger.  But your comment that what works in one place and not the other totally negates every national advertising campaign ever conceived.

Does one list work better than the other.  Sure.  But when it comes to content then I am sure there has to be, in general, one thing that works best.  And if no one is tracking this mathematically then, in my humble opinion, they are wasting a lot of money.

I never asked to see a postcard anyone was using.  I asked if there was one that worked better along with the mathematics that prove it.  Apparently it is no deep dark secret what cards are being sent out.  They are put up as samples on all the yellow letter websites around.  (Or, and now for the conspiracy theory, is there a deep dark secret out there?  LOL)

Does anyone have a postcard that they have tracked and noted that the response rate is better than the others.

On most every yellow letter website it is just the same old same old.  

How are you supposed to build a brand or stand out when you look the same as everyone else?

If you have something, I am not asking for the secret.  I just want to know if you have solid numbers and research that back it up.

It's great to be excited about things.  But, remember to use common sense.

You're getting ready to start a business, not win the lottery.  And that's what all this is.  This is a business.  Like all new businesses, more will fail than succeed.

Unfortunately, because real estate sells for lots of money people get excited by the numbers.  You're not selling a hamburger for a buck, you're selling houses.  Sometimes people get caught up in the dollar signs.

Just keep yourself grounded and avoid all the hype that people will try to get you to buy into.  Sometimes those people even hang out here.

Make a plan and set some goals.  If you have questions, bounce them off of people here.  Then once you feel you have a solid plan then execute it.  This is really the hardest part.  Because at this point most people quit, give up, find an excuse to not move forward, lose interest, analyze things too much, or just keep talking about doing something.

You have to take action!  Never let fear of the unknown stop you.

When traveling I always catch up on the BiggerPockets podcasts and I travel a lot.

Josh and Brandon have a great dynamic that the others don't have.  You can really tell they are friends and have fun doing the podcast.  They make me laugh and at the same time learn.

On the opposite end is Real Dealz.  I find it grating, abrasive, and at times offensive.  I am sure that has a lot to do with the host's personality.

I think Real Estate Investing Mastery is half decent.

But, when I really want to have fun I keep coming back to Josh and Brandon.

Not sure what the article you reference has anything to do with age.  Also, per the referenced article you sound like you have trouble sizing up a crazy person.

Guess if you are over a certain age then you simply are not welcome at this meet up.  Great way to limit your business.  What a shame.
