I'm still relatively new to the real estate game (2 rentals owned in just under 6 months of investing) and have been coming across different strategies to buy properties. One of these strategies is called the HELOC method. Where investors essentially use the home equity line of credit from the bank to either invest in other properties or pay off their current mortgages.

What is the downfall of this? I’m still learning and am looking to understand both the pros and cons ...

@Seth Larson I don’t think the discount is a bad idea if the tenant can and is willing. I recently had a tenant who had her job affected by the pandemic. However, she agreed to pay half of the rent on the 16th of the month, and the remainder at the end. Now obviously this is a late payment, but it’s better than nothing. May be another option for you.

At the end of the day, if the person is genuinely affected by this pandemic, and really has no way of paying and wants out, then I’d just let them go. It’s better than dealing with an angry tenant anyways.

My wife and I recently reached out to a home owner who had their house for sell on Craigslist. After getting in touch with the person and telling them we were local real estate investors, the individual was very adamant about not selling to an investor. Curious as to why this is?
