Also, the ADU is 3 bed/2 bath and detached from the current house. A 6 ft fence will be installed between the 2 units

Hello! I currently live in a 1,000 sq ft home on a 7,000 sq ft lot in San Diego county. I am building a 1,000 sq. ft ADU in my backyard. The appraiser from the bank lending me the money for the project said my home would increase in value from $850k to $1.1 million once the ADU is put in. Does this sound correct? I thought my property would increase in value more than that; especially if an investor were to buy it.

Thank you everyone for your insights! It seems that most people feel that purchasing a single property with all cash is not as good an idea as investing in multiple properties with leverage. Does the fact that I have a full time job and am not able to be a full time investor change anyone's perspective on this?

Hello! I am considering selling ~$300k in stock that I've accumulated over the past 10 years. How would you suggest I use this money to generate the maximum amount of monthly cashflow? I was considering purchasing a single rental property with all cash to maximize cash flow.

Hello! I am getting more into active investing now and would like to know if getting a CFP is helpful. I am in the process of acquiring a rental property and expect to acquire another in the next 18 months. I also have equity in the home I live in (no longer paying rent). Is a CFP helpful for someone in my situation? Please let me know if you need more details. Thank you! 

Hello! I live in a home I purchased several years ago. I will be getting a roommate to help with my mortgage. Do I need to hire an attorney to create a lease agreement or can I just download one off the internet? If I can just download one off the internet, do you have any suggestions as to which website to use?

Hello! I have some stock in Fidelity and Etrade. Some were acquired in the last year, others over 10 years ago. Some are individual stocks and some are mutual funds, etc. I'm trying to determine which stocks to sell so that I incur the lowest amount of taxes, reduce costs of sale, etc. Do these companies typically provide calculators on their websites that will tell me how much tax and other fees I will have to pay as a result of selling certain stock?
