For a deadbolt and handle lock, this should take about 10-15 minutes. Not sure how they got up to that charge.

I use Apartments.com and for the few tenants without bank accounts, they pay in money order.

My longest tenant came with the first rental I bought in Milwaukee. It's been just over 10 years. The "worst" turnover property I have is on it's 5th tenants in 7 years. Just have had bad luck with that one. Most others are long term and have been there since I remodeled the place after purchase.

Have you tried posting in the "Landlords of Milwaukee" Facebook group? I've never used Renters Warehouse so I don't know what's going on with them.

It's never a good idea to use some "template" online that you find; it's much better to use a lease (such as the one from Wisconsin Legal Blank) that is tried and tested by local landlords. 

In my area, only 34 evictions were filed Monday. Not thousands, not hundreds, not even one hundred.

Contractors are difficult to get scheduled these days. I am finding lead times have increased by 1-2 weeks at a minimum, some contractors are booked a month out.

 Yes, you really cannot find a property in this area right now for that price. Houses in this area are now going for at least 3-4x that amount. From that previous post about 5 years ago, the same tenants are still living in that house. I've had the house for over 8 years now and in that time collected in rent almost 4x what I paid for it.

 

I've been around ... just not much going on these past year and more due to Covid.
