I agree with you on Buildium. I currently use it for our real estate property management division, and I use it as well for my personal properties. Expensive and very frustrating program. I will probably switch to a new system after the first of the year.
It will be interesting to read what others use.

You need to call and speak with someone again at the Dept of RE. It's different for every state. There are certain requirements and fees to keep your license inactive. This is your license, so make sure you let whomever you speak with that you didn't understand. Better yet, if you can, go down the the offices and do it in person.

I think some businesses do not survive because it's such a small area. Not enough business to pay the bills related to having a commercial location. There are, however, multiple antique shops and restaurants that have been there for many years.
I have a client with several rentals in the Globe and Kearny area. They always rent right away, and most of the tenants work at the mine.
On the other hand, I have another client who has a property for sale (I posted in the marketplace) in Kearny who is offering to carry the note, and no one can come up with $3,000 for him to carry the note.
