The reason the buyers aren’t cashing it out themselves is that this title company claims they can make it a non taxable event so they are thrilled.  But I can’t see how this title company could possibly do it based on the above mentioned irs info that I had researched which prompted my question.

I am a realtor and I have found a title company that says they can handle a crypto transaction.  They will verify the funds- transfer them to escrow and give the seller US dollars.  They are a reputable title company but they claim that the way they do the deal- it does not create a taxable event for the buyer.  Everything I have read says otherwise.  Any one have experience or knowledge??

@Christina Hennessy- The Shipyard in the Truman Annex is one of the very few places that allows 7 day rentals, so it is a highly sought after property.  I know they are hoping to renegotiate in 2025.  There are so many variables, it's hard to know what the outcome will be.  To be honest, some people are selling now.  There is currently a 1br/1ba listed for 919K, a little high if you ask me, but I think it would sell for 800-850 pretty quickly.  Might be soemthing to think about if you want to flip it and get out, just in case they don't renew.   Considering you bought in 2019, you should be able to clear a nice profit.

In the Florida Keys- Marathon and Key Colony beach are the only 2 towns that allow short term rentals. ( 7 days). Almost all homes and trailers can and condos can unless they have a regulation against it.  There are some nice condos with pools and private beach and dockage etc that allow str.  Anywhere else - you need a transient license.  There are a few places in key west that have them - they tend to sell quickly.
