After inspections you can request they fix whatever you'd like to request. The seller can either state they will not fix anything or agree to fix some or all. Then you can choose to accept or reject what seller offers and get out of the contract or continue with it. The seller must disclose any material fact if it goes back on the market but that's up to them. I would either buy and move forward or withdraw and not concern myself what the seller does with the information, just look for your next deal. Just run your numbers and see if they still work with the additional $1,500. All the best to you and your next investment!

Some great feedback here! As I don't want to move currently I think I'll just have to go with 25% down then. Thank you all for taking the time to comment!

Would appreciate advice on reserving capitol to buy additional investments. I am under contract for a 4 plex, no rehab needed and it's rented. Typically it's 25% down conventional with about $11k in cloisng costs/pre-paids plus the $70k down and this eats into a lot of my capitol. I want to be able to acquire several more of these especially as my market goes into the winter and prices tend to drop. Any advise or loan products I should be aware to lower my costs and preserve capitol?
Thank you in advance for taking the time to share with me your experience in lending.

This site is great! State specific advice....priceless and thank you guys for taking the time to post and share your knowledge and referrals. I'm reading up in case I find myself needing to evict. Offering them relocation assistance in the form of money is usually the best if they'll take it.
