I see some people here asking how to find good deals in today's market. With interest rates being higher then we've seen in the past decade, there's more opportunity in the creative financing field. Homes selling with VA and FHA loans can qualify to be assumable. With VA loans, you don't even need to be a veteran to qualify, however, you'd still be required to meet their qualifications and standards.

I'm looking to connect with investors interested in off market properties. I'm a realtor who services the Austin/San Antonio/Temple markets and I come across off market opportunities all the time. I'm looking to expand my investor network.

I currently have an off market in the San Antonio area, South Austin area, and Killeen. 

No wholesalers or other realtors. Only investors who will be the end buyer

Hey ya'll,

I'm a realtor who primarily deals with listings, so I come across off market deals all of the time. Some deals can be real gems. I'm trying to build my investor network to pass these deals to and even partner on some deals with. I'd love to connect with anybody interested in the Killeen/Temple, Austin, and San Antonio markets. 

There’s no blanket answer for this. It depends on the cut between you and your broker. How many deals you’re able to close. How many leads you’re able to convert. Etc

I'm a realtor based out of Austin, TX and I'm looking to buy my second home this year. I came across this house that's at a very attractive price point due to it needing a light rehab. The only catch is that they're asking for cash. I'm scrambling to find private lenders right now which got me thinking, what are different ways to find private lenders and use opm? 

Aside from asking friend's and family and going to networking events.

I came across a house that I'm thinking of buying, but it needs a good amount of cosmetic work done to it. Mainly floors and paint. Everything else looks good in terms of the structure. It's 2700sqft , 2 lvls, 3 bed, 2 bath.

Welcome Jeff! As many others said, educate yourself and look into house hacking. I’d also get into contact with a local realtor who works with investors and ask them to go to lunch so you can pick their brain. 

House hacking is a very sound strategy
