You're already on the right track, because you have the drive to reach big goals! Just reaching out and networking with people is right now and will always be the most powerful and growth enhancing thing you can ever do. I'm 20 years old now and I've been interested in real estate and looking at deals since I was 16 too. The amount of connections you can make just from reaching out to people, being hungry to learn, and showing that your driven to be successful is more than you might imagine. Offer to work for people in exchange for their knowledge. Manage their social media accounts for them (since most older folks aren't as tech-savvy). I moved out when I was 18 and grew a great relationship with my landlord who has given me a verbal agreement to sell the duplex I'm renting in to me. My relationship with my landlord led me to meeting a real estate broker in my area and I've been a Realtor for just over a year now, closing my 7th deal soon. My relationship with my broker led to meeting an investor in my city who I have co-founded a property management company with. Seriously just being motivated, providing value, building relationships with people will lead to so much! Keep pushing for big goals, you are going big places!!!

We use Buildium, which is an all inclusive property management software, they even have an app tenants can pay rent through. We've been happy with is so far and would recommend to others.

In Wisconsin, my company uses Wisconsin Legal Blank real estate forms. If you're not in WI, do some research for a provider of state-specific real estate contracts. This will insure the contracts you use comply with state specific regulations.

I would suggest building a relationship with a real estate agent in the area you'd like to purchase and get their opinions about dynamic variations in different parts of cities.

Having a co-signer on your mortgage, if available, might be another solution to what you're trying to accomplish.

Hey David! I'm a real estate agent in Wisconsin. 

This very likely could be because of a related owner between the two properties who is looking to sell their investments. You can have your real estate agent do some research into the listings agents/current owners.

I also know that there are some areas in my city that are specifically known for having poorly built/cheaper foundations that require more maintenance. Definitely go check them out, but just keep a good eye out for defects as you normally do looking at any property.
