@Alex Jackman: Absolutely! No need to misrepresent. Most potential home buyers don't have "for sure" funds until the deal is under some sort of contract. I think getting a property under contract and then, during your due diligence period, finding the cash is just a normal way of doing things.

As an aside, does anyone have any good books/blogs/podcasts/videos on setting up a syndication? As I mentioned earlier, I'm not to the point of needing one but I'm working on a subdivision development deal that might lead nicely into a syndication for the improvements built in said subdivision.

I'm having difficulty finding information at BiggerPockets related to raw land / subdivision development. Maybe I'm just not knowing where to look for or what to search for? If this site isn't the right venue for this could someone suggest one?

I hope you are wrong. If I can't trust this friend regarding real estate then I can't trust anyone in real estate! That said, I'm being as careful as I can be. I haven't taken on the 2 suggested partners yet but we are doing introductions soon. I will settle down on my partnerships before I exit my "due diligence" phase as written in the accepted offer.

I think I've gotten off track to what I was looking for here. Let me risk providing too much information (TMI) about my current situation and see.
I have a land development deal under contract and I'm doing my due diligence. My Real Estate agent is a very good friend of mine and is very knowledgeable as she has been a real estate mover and shaker in this valley for over 30 years. Since I have no experience with land development I agree with her that I should bring in a "mentor" to help out. She has two guys in mind.
How do I establish trust with these potential partners?
How do I ensure they don't rob me blind since I'm a noob?
How do I balance their expertise with my personal opinions/desires on what I want to do with this land?
(I'm sure there are more questions but I think you get the idea.)
