I'm currently deadlocked on cashflow (landlording) but flipping has been good to me. Actually applying both has been a part of my business model for over a decade. I think lifestyles and personalities are essential when deciding which is best on a individual basis. Although Both would be a GoalBuster!

Started in real estate while in college.

Owned a game room and a barbecue restaurant before 25. Was bought out of the restaurant.

I have been a landlord since 19 yrs old when my father gave me control of the family apartment building. Started flipping apartment buildings in 2000 and purchased my first commercial property shortly after. Worked in corporate at World Book Inc. for some years while never missing a beat in my true endeavor, Real Estate.

My first thought is No.

Then again it depends on how strict your screening process is outside of allowing pets. That will determine your quality of tenant.

I think it's OK to know or learn a little about alot but also concentrate on your own strengths while finding experts in areas where you may have shortcomings. So to answer your question I would bring in professionals to handle what I'd rather pass on and double down on the sales and finding deals.

Thanks Ibrahim, my father was a real inspiration of me getting into real estate and he helped catapult my brother and I to unimaginable heights. I worked in corporate for some years but now I'm full time in RE and loving every bit of it. My father has since passed on but what he has instilled in us is eternal. Generational wealth is what we all should strive for. With wealth of knowledge being the most important...heck that's why I'm here.

Thanks Jon, right know I'm in a couple of markets in the Midwest (Illinois, Wisconsin) but here is one example which I just recently finished. A 4 bed 3 bath SFH in Chicago that I purchased for $12k and put $7k into it. I rent it to a nurse who also gets housing assistance for $1433 a month..it's free and clear so cash flow is around $1100 a month. Most of my Chicago deals are set up similar to that one. Others in my other markets are much different.

Hello all, I'm David, I have been checking out BP for some time now but just recently decided to join. I'm a RE Investor from Illinois that concentrates on the buy and hold strategy. I current own 21 single family homes and 6 Multiunits. My father brought me into the business back in the mid 90's. I have also done many flips which I continue to do here and there.
