It seems that the 2020 stimulus package doesn't directly help small time landlords with SFR. Only indirectly to folks who lost their jobs or businesses with large multi-family rentals. I can't find any information on the topic and assume there is no direct help on mortgage payments. Is this true?

The 8% return a first position?  I have some 2nd position trust deed options at 15% in Portland OR that have a lot of meat on the bone if you are ever interested.  Thanks again for your help and keep well.

What are your interest rates on your Tacoma properties? Thanks again for biking to my 1st position note property in Jackson MS. and providing photos. I ended up selling with a bit of a haircut. It became too much of a hassle and ended up funding a higher returning and better collateralized notes.

I would classify myself as active/moderately passive: Two performing 2nd position notes in West Linn and Portland OR. flips with cash and self-directed IRA and a 2nd position 67-pad RV park stabilization project in Vancouver WA. I still rely on my W2 but my goal is to be "retired" from my day job in about 4-years. No more tenants for me since I sold all my rentals and rolled it all into notes.

Very good. Thanks for sharing your reasoning. Reason I asked is because I had paper that wasn't amortized. When the balloon was due the payee was unable to refi... so I ended up establishing a new note and offloaded it. I been focused on west coast assets where stuff appreciates.
