Great thread.  To add my experience, I had a prospectus created and seeing the cash value build up over time was very tempting.  Even with the fees and premiums the many benefits was clear but ultimately I decided not to do it because I couldn't make it fit a more aggressive timeline.  If I could I would go back 10-years and start one.  It all depends on what your goals are.

@Jay Hinrichs

Thanks Jay! The blog post motivated me to ensure I wasn't exposed to any liability with my personal capital. So if I was doing these notes through an LLC, about one or two a year, would this activity require a licence in Oregon? I sent an email to the state department as well to see what they say.

I've been loaning businesses rehab funds for their projects and was wondering if my business activity requires a licence in Oregon state.  I'm in Washington and so is the business I loan to however the projects are in Oregon.  Looking at the two dozen business licence types it is not clear where my activity would fit in.  I might just contact the department directly to see what they think.

Your lease agreement should detail how the the situation is handled.  One method is to stipulate that upon expiration of the lease term the agreement goes month to month.  This avoids trying to coordinate signing a new lease.

@Andrew Hemminger

I did quite a bit of research on free business checking accounts.  I looked at big banks, local credit unions, and online banks.  There are a lot of options out there and you need to pick a few important items and go from there.  For me, I needed really low wire transfer fee, no balance requirements, and no monthly fees.  Axos Bank checked all the boxes and no one was really close.

Did you end up finding a way to pay your mortgage with a credit card for points?

@Daina Wilburn

I'd reach out to the owner for seller financing.  Worth a shot.

@George Gammon

Really appreciate your opinion on the subject and had one question.  How does a drop in the stock market lead to higher unemployment?  I see how higher unemployment would directly impact the stock market due to the lack of spending and confidence but it's not clear to me how it would work the other way around.  Probably would be a more long term impact I suppose.

@Carl Fischer - Thanks Carl! I'll just keep pushing my request to have one LLC to control both the pre and post tax funds in separate accounts.
