Hey I'm new and trying to figure out valuations myself but looking at the numbers, this doesn't look like a very good investment. Isn't our cash on cash return at 5% with the attached numbers? Shouldn't we be shooting for a much higher return? Thanks, Derrick

Hey David, thanks! So is it nice living in Vegas? I sure love visiting that city!

Hey all! Brand new to BiggerPockets...been on here for just a few weeks! I am an active duty Air Force pilot and I'm looking at getting into REI. Initially, I wanted to buy some rentals but I'm not quite sure I would have enough time to deal with those, what with my busy schedule. So, I figure I'll learn a bit more about the different areas of real estate and go from there!

A little background on me: I'm originally from Louisville, KY and graduated from the University of Louisville (Go Cards!!) in 2005. I've lived in the Florida panhandle most of my AF career and just recently moved to Eastern New Mexico. Hobbies include flying (of course) and frequent Vegas trips to play poker!

Looking forward to learning and networking with you all,

Derrick
