If the rise is more than 3/8" you putting yourself out there for liabilities. Trip and falls are one of the largest liabilities known. Paint is $10. 1% of you insurance deductable maybe?

Just stop and take a few breaths. He didn't book that trip on short notice and with $400 in rent subsidation make or break. You did the right thing for you and the tenant.

You probably should resolve yourself to a non-renew thought process, and sleep easier knowing you will have to stress less than if he came to you on the due date $200 short.

Rent is due on the first but the tenant is responsible for ensuring that the landlord has it by the fifth. For instance the tenant can mail the check on the due date but it must reach the landlord on or before the fifth. ...or I guess technically you could drop it off in person on the fourth. Most stipulate due on the first. Meaning in person by the first or postmarked. The fifth is just an additional later protecting the landlord from "lost in the mail" or "technical error."

@Gregory L. Go to at least three local REI meet ups and feel them out, plenty of professionals in those circles. I'd tell folks you only have $60k though until your are right at the finish line of signing up to be their partner. Too many smooth talkers out there.

@Matthew Paul has got it summed up for ya. There's not much to it. I'd just expand by saying a $1M general liability policy is the industry standard for residential projects for most builders.

Dafne Almazan became the worlds youngest psychologist at 13. Now, at 17 she is the youngest person to be accepted to Harvard Graduate School.

You can be the errand boy at the local brokerage. You can lend your time to any of your idols in exchange for recognition. Easiest way for everyone to know who you are is to run a Facebook and Insta ad campaign with you name and picture. "takes money to make money" or just a lot of time. Your really really young so slow down and live in the moment . Gary V and Uncle G didn't make it in a year or 10 really.

@Ben Freiermuth With my limited knowledge of your situation I'd file an insurance claim an move on. You'd never be able to prove they did it unless you could find a judge that would summon the tenants cell phones in discovery hoping that one of them was recording "for the Gram" when the incident tool place. Have a 13 year old you know stalk their social media, they for sure posted the aftermath and maybe someone isn't on top of their privacy settings. Also not a bad idea to have a max occupancy or no parties addendum to the lease.
