Wow thanx for the info ! that answered alot of my questions.
i think in my case zero down would not be the best for me.. considering im a begginer with not so perfect credit. i will probly start out in the downtown area with an older home. i mean cheap! $15,000 and under , then maybe put in 3k in some paint and updating , rent it out for a while as i move on to my next project.
i want to start here to build up my cash flow and get hands on skills before i deal with big numbers (if that makes any sense) :goofy:

or am i just better off starting with that $50,000.00+ home? and doing the full update and sell.

How would i go about offering a quick closing ?? or better yet WHO do i get to do the closing.

my wife and i would like to begin rehabing homes ...
like most people we do have the cash to begin , and banks are not in our favor. how do i go about finding a private lender to help us start out??
