@Jeff Hudak I would not do cash for keys in this instance. I would non renew their leases one at a time and renovate each unit one at a time. Good luck!

@Misael Carlos Vera yeah, definitely check with your cpa tho because I could be wrong, but that is my understanding of it. I do use LLCs for my properties but it is more for the legal aspects for me

@Sarraf NA hey man, it depends on how much cash you have available. If you have enough for a down payment, house hacking is a great first step. Otherwise wholesaling is a great way to get started with little money down! Good luck!

@Misael Carlos Vera it's more of an asset protection play. Tax benefits should be the same regardless. You need to determine for yourself if it's worth the risk. Good luck!

@Joe Surber check with your insurance policy to see if they cover such breeds. Statefarm I know covers them but I am not sure of any others that do

@Mike Hoover hey Mike, I agree with you in this instance. Assumably you didn't buy the deal for the 2500 escrow money. Surely there's more upside to the deal! My advice is to make sure you're not being penny wise and pound foolish, which it sounds like your partner may be doing. Good luck!

@Allen Li I do quarterly inspections and check for issues such as water leaks that may go unnoticed, and I perform filter changes during these as well. It also helps to make sure they are keeping the property in good condition
