I disagree.  If you were in a financial situation and something similar happened, would you sit back and take it easy? I bet not.

The laws in Texas are much different than here....I know, I've lived there.  It may sound like overkill but down here, nothing gets tons.  The city doesn't care, they already responded basically saying so.  The property mgmt company wont do much, I realized from previous complaints by others.  Security just advises the property mgmt and does nothing.  Animal control sends a letter on how to properly care for your dog, nothing else.

In essence, not much has been done yet.  The owners of this unit are never home, hence why the animals are out of control and most likely starving to death.   I spoke with my other neighbor today and they told me it's been a general occurrence daily for a week.  I haven't been around to witness it.

At the end of the day, I need the issue rectified.

Hopefully its a temp thing and gets rectified or they get kicked out asap, end result.  I just flew out for work travel and believe it or not they moved in the day after I flew out, or I would have dealt with this face to face..then again, probably wouldn't turn out pretty...but easier to deal with.

I'm going to try and get their contact info but I doubt it would be given out to me.  

I have the city investigating, property management, security, animal control, etc.  Lets hope for the best because this can't go on..

We don't have HOA here :( I wonder what the equivalent is here in CAN. We have the Canadian Condominium Institute which costs a yearly fee...I contacted them anyway. Great idea about Animal Control..done, case open. Anything else I'm missing? These dogs are costing me 2k a mth!

Hey everyone,

I'm fuming at the moment and need some suggestions.

I own a condo which I plan to lease out either short or long term.  I found the perfect tenant, A++, privately.  As we filled out the paperwork for the lease, my neighbors dogs start going at it...literally for 15-20 mins straight.  The unit next to me has 2 dogs in it which I wasn't aware of and the one next to that has one.  The one next door with the two just bark and yell endlessly.  As he was signing the papers he backed out and basically advised that he can't handle the dogs and noise.  

I don't blame him, even I can't handle it and would never lease a place with such noise around.  I'm literally pissed.

I'm been living in the property since last summer and never heard them.  I did some digging and realized these people just moved in yesterday!! Great luck on my behalf.  They're tenants and signed a 1 year lease agreement.

I'm basically screwed...I can't lease, even sell if I wanted to with these dogs, they're costing me a ton of cash.

I got security to write up a letter to the general manager and office.  My question is, what else can be done, legally? The unit is in Toronto, ON, CAN.

Just want to hear from the pros and veterans on how to handle this, other than the actions I've already taken.

Hey all,

Just wondering what sites and sources you use to find tenants. I'm currently using kijiji. I heard about viewit, but read bad reviews. I may have it listed on MLS...will lose a full months rent to commissions, which I would like to avoid.

Any suggestions? Thanks!

Paul, it's at Qube Condos - 760 The Queensway. Initially back in 2013, my intent was to assign it and try to make something but the figure was wishful thinking back then...9 people have their units listed on MLS as assignments right now and one of them being the same model as mine for the price I never had in my mind (somewhat low). My backup option was to lease it out and hold for several years. I'm not even sure if I can cover the mortgage and all expenses with the rent because someone has it for rent for 1850/mth at the moment and it' been sitting on MLS for 2-3 mths. That will definitely cover my interim occupancy fees but once it closes, my mortgage and all expenses may be 1900-1950/mth. I may have no choice but to rent it out immediately during interim occupancy b/c I'm not living in it, sitting vacant.

So I'm at a point right now of just contemplating and thinking things over...do I see a future for the area, my thoughts are all over the place.  They don't offer 2nd parking spots to anyone...had a couple potential buyers back out due to that reason alone.  The building is nice...the unit is a little narrow, I have to maneuver an island somewhere to make it presentable.

Yes, aware of the HST costs and all but at the same time I save 10-15k on closing costs (excluding downpayment).  Pre-construction condo purchasing sucks you dry.  I feel I want to dump this and invest in a home a little up north...much more value from an investment standpoint.  From my experience, I can make the same amount of profit with a new home in a year of 2 compared to a condo sitting for 5+ yrs.  Only downside is a much higher downpayment.

Hello to all the folks in Toronto and Happy New Years!

I'm currently in the middle of an investment I made.  I purchased a pre-construction condo back in May of 2013.  Interim Occupancy begins at the end of this month.  My PDI is scheduled for Monday.  The unit will just be sitting...I'll be out of town for the next 6 mths.

I'm currently trying to re-assign it but not getting many bites...I did over price it thought, along with bad timing.  I'm relisting with a reduced price next week.

I need to drop another 5% as per the agreement.  The dp structure is pretty good 5 down at signing and 5 during closing.  If I sell, I hope to do it before closing so I can save out on the hefty land transfer taxes.  At this rate, I may break even...if I'm lucky, I'll make 5% but that will be gone in realtor fees.  I've been analyzing and testing the market, and I don't believe it's gone up in value much.  This leads me to this thread.

For the investors and experts, what do you think of the area in terms of long term holding and rental is concerned? Do you believe the area will appreciate in the short or long run? This is just an open discussion, obviously no one can predict the future but I'm curious on the opinion of others in the real estate game.  My two options are to dump, take my 10% elsewhere or to hold and rent it out.  I may get approx $1800-$1850 per month plus util.  Mortgage will be low 300s.  Maintenance is 40 cents per sq ft.  At 1800-1850/mth rent, I'll probably be breaking even. I have a 2 bed, 2 bath, south view, 730 sqft.

Post: Advice and help on taking pictures for a listing

Hi all,

I'm doing a PDI on a pre-construction condo I bought in mid 2013.  I want to take the photos for my sale/rental listing.  The layout is a bit narrow, 2 bed 730sq ft unit.  Dark brown floors, white counter/cabinetry.

I'm wondering if anyone has any good tips on how to take the pics, how to angle the camera, what modes to set them to, etc, and any computer software or websites I can use to edit, tweak, and enhance the photos to make them look spectacular.  I already have a real good camera.

Any advice or suggestions would be greatly appreciated...really looking to learn this skill and to improve on my photo taking abilities.

How much more can I ask if the place is typically furnished and considering it's a short term rental..what would the premium be? As an example, this same unit unfurnished rents for 2000/mth on a yearly contract basis.
