Totally agree with Tim on some of those properties, but as stated by Jason. I purchased a property recently in Detroit and now it is rented for $600mth. Did not pay more than $3,500. Put 10k into the property and now look at the CASH ON CASH RETURN. I here all the methods of the 50% rule.

That is GREAT, but if you buy them like this then you will have a 100% faster than you can imagine. I am all about what makes sense. Everyone is trying to reinvent the wheel, when there is nothing wrong with the wheel and there never has been. There might be a few loose spokes that need to be tightened up, but other than that it is fine.

For those homes see what the liens are and see if they are not demolitian properties. Get a home inspection done and see if it is worth your time and energy. Instead of spending $50k on what and barely cash flowing why not spend $20k and let that be used as a learning experience.

All the properties are not bad, but you have to do your homework.

Pictures are great ideas. We use that philosophy. A picture is worth a 1000 words they say. See all it is, is taking your business to the next level.

Buying right and getting the right people on your team. If you know someone in the area, I have them drive by and check on what the property looks like and send me some pictures.

Just use CS which is common sense and you will make some mistakes, but you will not make any MAJOR ones like I have seen people do.

Hey Mike pat yourself on the back. Job well done. I feel the same way. There are many out there, like here there are many here that say they are investors, but when you put a thread up for who is BUYING.

Nothing. Why is that because everyone is looking for a GET RICH QUICK and it just isn't so.

Sorry, but I manage my own and they are pretty much self managed because of how I run my business.

I do know some, but I would not recommend them.

Paul nice to have you aboard. I live in Charlotte, NC, but I invest in three to four markets. I find deals all across the country and I currently have several deals in columbus, cleveland and dayton.

Real estate investing is not about the decline, but it is about what your return will be. You have to ask yourself if I can pick up a house for 30k and put 15k into it and it be worth 75k and I can get $600 a month in rent what will that bring me as far as CASH FLOW.

Investing is all about CASH FLOW. Appreciation comes with time. Long term buy and holds are the way to wealth in real estate.

Welcome aboard. To all those struggling to find the CASH FLOW properties, what that tells me is that you will have to venture out of your market and get some TRUE CASH FLOWING properties and then eventually, you might be able to locate something in your own area.

Don't spend your wheels trying to find that diamond in the rough. There are to many gems out here and time is on your side.

See Mark you are right and if the NEWBIES and even the ones who are only in this for the money would listen they would get somewhere.

I will you know what to look out for if you get something and pass it on to a PM company. Everyone needs to manage there properties if they are local. If not you need to network with a out of state person who is a landlord and ask as many questions and get answers. Anything worth having you must work for it.

Well we do all of that because many times the owner does not have the right documentation and does not know how to go about the process.

Many times also, the banks will give the owners the run around and they will get frustrated and disheartned and not do anything, but let the property go.

We have all the paperwork to get the process going. I have done over 50 of these and many of them have bee successful because we guide the homeowner every step of the way.
