What area in Detroit is this property located?

You should go in and offer 15k or if you know it needs minimum work what would be the problem of going in close to full price.

Full price in this market is FANTASTIC. Plenty of money to be made. If you want the deal and know that it is a deal then pull the trigger. Stop trying to get a ALREADY GREAT DEAL lower.

You will be able to CASH FLOW more than most investors in any market. If you do not want the deal please send it my way and me and my investors will get it done.

We are already up there buying TONS of property. Many are complaining trying to figure out which way to go, well we have figured it out and we are going DO NORTH.

My question would be why mess with something like this when you can enter into another market with less risk and more CASH FLOW.

I think this has become a MAJOR problem, that many investors are looking to get into the game, but they are trying to stay in their own market and they can not make any money there. But, when you mention to them to go to another market they say they prefer to stay where they are.

Well if you are not making money where you are how is that working.

Expain that for me.

I totally agree with Mike on the SELF MOTIVATION. You must motivate yourself from within. I am always thinking about today is Friday and someone is loosing their job and they are going to have to start over with the looking for another job.

But, here is the funny part many of them have a house and can not even conceive in investing in real estate outside of the primary residence. You are doing the right thing, but I feel like you are doing to much reading and not enough hitting the pavement.

Team up with someone like THE DEALMAKER who is doing it and let me show you how it is done. I have the motivation and the drive because AT THE END OF THE DAY no one pays me, but ME.

To many of the newbies and some older investors are trying to reinvent the wheel. If I am already doing something and it is working why not partner and make some money. No it is not going to be as much as you yourself think that it should be, but you learn, get experience and you realize that it can be done and you see the way that it was done.

Stay encouraged and remember you can be like everyone else or you can be SUCCESSFUL.

Richard makes a very valid point given the state of the economy NO CITY IS IMMUNE from vacancies and JOB LOSS. If that is what you are worrying about then it is no different than having a healty economy and having to evict someone for non payment. At least you have some residual income coming in now you should be focusing on how do I up my residual so I am protected if I lose my job.

All the above comments are correct. What you need to do is pick a area that you can find your first property to kind of play with.

Are you looking to buy and hold for the residual income, or are you trying to FLIP.

Whatever it is you are trying to do. I always recommend finding someone who is doing what you are trying to do and ask them if you can follow them or learn from them

Look at the Charlotte, NC area and see if it would be of interest. I have many who come from Cali to do business. Choose your poison wisely and go from there.

Here is my take

I use code violations marketing everyday. No one every thinks about letting them do all the work for you.

They have a list that they have sited the homes for MULTIPLE VIOLATIONS.

I get the list contact the OWNERS using THE MOST POWERFUL TOOL a POSTCARD. Does not have to be open and the owner never knows that I know that they were sited.

They call me and act as though they are doing me a favour by calling and negotiating a sell. WHATEVER it works.

As far as the violations when we negotiate the title search discovers the liens and that is taken care of when we close.

It is fun and a very easy way to pick up properties.

Why go hard when you can go soft.

What do I mean. Here is what I mean. Find a family member or friend or partner and split the profits.

You found the deal, they put up the money. We must begin to think outside of the box.

Number 1 resource for financing our deals is usually right under our noses and we fail to ask.

Hello

Good info. I have taken the course a few years ago from the man himself. Mr. Richard Desich. Equity Trust in Elmira, OH. I have also been to a seminar where Vena Cox-Jones talks about raising private money.

I have a 3 fold self explanatory way of raising the money, and yes it does work.

Look at the market and the economy the only sure thing right now is REAL ESTATE. See real estate will be there for CASH FLOW and for Larger earnings in FLIPPING. I do not FLIP houses.

I teach my investors how not to FLIP houses. You make more money learning the game the right way. FLIPPING has gotten the market all turned upside down.

I have been raising private money for the passive investors who do not want to put there hands on it, they just want the return. It took a lot of hard work and HONESTY, INTEGRITY and EXPLAINING. But at the end of the day they came and we are conquering.

I love all the avenues that this business has to offer. But what I am afraid of is all the DISHONESTY, NON LOYALTY, and OVER INFLATED HOMES. See everyone is getting in now, but why. Is it for the enjoyment, to help someone else or is it a ALL OUT EMERGENCY that you find some CASH QUICKLY.

See if it is for any other reason that TRULY helping others then we are all in trouble. As we can see from the HIGHER UPS, CORRUPTION takes on any form that it can. I have seen to many people SCREWED by SO CALLED investors. We must get this thing right. America was built on Truth, Honesty and Faith.

PS. Some one need advice or to analyze deals, put them out there and if I see it I will definitely give you my honest opinion of it.

See I am DEBT FREE and owe no one. I have a mortgage on my primary residence, but I have never believed in owing someone. This is why I can be free to help like many need to be helped.

I use postcrds, very inexpensive and they do not have to be opened. Read my BLOG on that.

Also, get you a high school kid, or stay at home mom and just pay them a little something until you get a deal done. You could actually pay them a few bucks, depending on the quantity of mail outs you will have.
