Thanks everyone for the responses. Here's what I did. I'd go clean it up if it was my fault but this tenant has been there over a year and suddenly there are bedbugs so she's the cause. So if any of the other tenants in the building report bedbugs, then it's on me. But RE this tenant, she's not exactly a hoarder but not clean either. And guess what, July rent was late and August rent is not here yet so I just evicted. I'll get an exterminator in there as soon as she's gone, clean t up and re-rent it. Thank goodness I have cause to evict. I'll never get August rent or exterminator fees out of her I'm sure, even if I go to court because she'll just never pay. But this is the kind of risk we have to just accept as landlords. If you can't, then real estate is not for you in my opinion. RE it being my responsibility to get rid of bed bugs, my thoughts are that bedbugs, in this case, are a problem with personal cleanliness. So if I pay to get rid of them and leave the tenant, I'll have bedbugs again in a month so it's just safer to evict.

Apparently in PA, if a tenant brings bedbugs into an apt, for example, they've lived there a year and suddenly there is an infestation where none existed before, it's the tenant's job to get rid of them. I'm looking for lease language that says so and gives the landlord grounds to evict if they fail. Thank you for any help on this.

I have assigned storage areas in some of my rentals. Looking for some good lease language that says that tenants use them "at their own risk". Thanks for any help or leads on this.

I'm a 46-year old business owner - bought my first rental out of college before I bought my own home. I have flipped 3 or 4 props. My wife and I currently own and manage 17 units. Looking to expand to 25. Buy & hold multi-family is our strategy.
