I would cover over it with the round rock beds and patch and cover astro turf area. You said c class area don't spend too much, they won't care. We did some years ago with 1" round rock "beds" and red lava rock "Lawn" looked great and NO MAINTENANCE other than occasional weed

We live for opportunities like that. Unload an old track hoe in the yard on closing day and post a note on the door that you are dismantling the building in 24 hours. They will scatter like rats when you fire it up in the morning. If yard is a mess scratch around outside for a bit so they get the idea your serious. There are legal ways to do it but it isn't as much fun

1' round rock for edged "flower beds" Sports turf " Lawn area". Maybe throw in some boulders for effect.

If I was 35 years younger and divorces were not so expensive ( kidding, we both have huge family ties in our area ) I would move and do the mid west thing. I think if you have good practical knowledge about construction / property management it could be a home run. Maybe just go build a portfolio and turn it over to a manager and head back " home ". I'm old, have family obligations, real estate, fishing holes, and friends so i'll just compete from afar with my " team "

I'm not a big fan of duplexes in low income neighborhoods, I own a couple and a good tenant in this price point will just go to a single family home. Leaves you with a tough crowd. Maybe close to LSU will be a benefit. Remember this is just my experience dealing with a portfolio of both single family and duplex B to C properties, overall it has been a good gig
