I’m sure there would be a scernario where I would make an exception. Any house is a good deal if the price is right. This would really depend on the zip code, price and condition.

Be careful of your property source. There are a lot of people trying to sell houses in Memphis with shocking values. Duplexes in Memphis are typically in rough areas. That doesn't mean these cant be good properties with good returns but just be careful of your source and the location. Personally, I stay away from duplexes in Memphis when it comes to buying and holding them. These lower end tenants in Memphis can be a challenge.

I invest my money in Memphis, TN. Its hard to beat the cash flow we have here. You will really need to get some help an advice before you invest in Memphis. It can go from "Street to Street" on where you should invest but the returns are excellent and I am having a lot of success with it.

In that price range, you will not have a hard time finding a solid investment home. Be cautious of your property source in Memphis. Our market changes from zip code to zip code and then often times, changes from street to street in the actual zip codes. 

The return on a property from 90k-150k in Memphis isnt that drastic. it might be a good exercise to see what a slightly lower valued home can get you. We have several hedge funds buying in that 150k range so the competition is steep
