Let's rank these three cities Raleigh, Durham, and Chapel Hill, best to live and best to invest. 1 being the best and 3 being the worst.

There are several Hard Money Lenders that will lend to first-time buyers. Cash reserves are the major part of lending, especially for first-time buyers.

This conversation can go two ways. Wholesalers have a bad rap nowadays because of how some wholesalers do things. You have wholesalers that are very "janky" and in certain areas do not require a Real Estate License. In other markets wholesalers are required to have a license or firms require them to have a license and in turn that cuts back on some of the unnecessary things we've all dealt with in wholesaling. So in turn SOME wholesalers are trying to rebuild their image or give people a new idea of how wholesalers operate. Now on the flip side of that make sure you know the firm and the person you are working with. I'll never close on a deal without doing my due diligence. Some times we can be so hungry for a deal and want to jump-start our real estate investing that we skim over details and jump right in. 

I say ALL of that to say that there are some terrible wholesalers out there that only want to benefit themselves and to always know what you are getting yourself into.

Over the years I've seen the ups and downs of the Real Estate community in the Durham area. Recently I've seen a change. Certain areas in Durham I believe are beginning to be gentrified but the area is also being gentrified by young people from the community which is an absolute plus! Older homes are being remodeled/renovated or completely torn down and in place are some of the most beautiful homes being built. Not only are they improving the neighborhoods but the surrounding areas such as your restaurants, highways, expanding streets, and all-around cleaning up the area. In my opinion, in about 2 to 3 years Durham will be back to its prominence!

Raleigh is a beautiful place for REI. Now using Raleigh for multifamily units is somewhat of an obstacle but it doesn't mean it can't be done. Surrounding areas may be more beneficial as far as house hacking investment property.

@Kevin Rea I've lived in North Carolina, Texas, Georgia and Louisiana. I would definitely go back to Raleigh, NC. I loved the area and with me being a Real Estate Agent the market there is incredible!
