A First time home buyer is simply someone who hasn't had an "ownership interest" in a property in the past 3 years. So, unless i read your post incorrectly...you wouldn't be considered a 1st time home buyer, if you buy a home and then try to buy another one a year later.

NOW, with that being said...to add onto what Chris above was saying - there are a TON of Down Payment Assistant programs that you can use for 1-2 unit properties, some of which are designed specifically for 1st time home buyers, and some of which are not. 

Now, there are also conventional loan programs that are reserved for 1st time home buyers, that in my opinion are just as good if not better than your overly used (in my opinion) FHA loan - if you have good credit, and a decent amount to put down on the home (which of course can be eased by the use of down payment assistance).
