Im a Realtor in the VA Beach area. I specialize in working with Investors and I also help some of my friends who are also Realtors get started flipping their own properties. I've found that private lenders, investors, and hard money lenders are actually easier to work with. Sometimes more traditional financing will make you hold properties for a certain amount of time before you can list it. Kind of defeats the purpose of getting in and out quickly. Depending on how you market the property, 400's and up can be VERY good markets. But you need to have an agent that is experienced in that price range and knows the area. And your Realtor MUST be experienced in working with investors! Let me know if you need any help!

I work with my team and we do it together. The regulations are a little bit different when you do flips as a Realtor. Plus with my Project Management company and being a Realtor I don't have too much spare time. My number one goal in what I do is to find my clients the best properties that will bring them the highest return on their investments with the least amount of risk. And I'm VERY  good at my job! So it keeps me pretty busy lol.
