Make sure that the agent you use is EXPERIENCED in working with Investors. I tend to steer my Investors away from auctions because you're really not going to get the best deal there. Not to mention there is no contingency for a home inspection so you just get what you get. An agent who is experienced with Investors usually has whole sellers or "Bird Dogs" as I call them, who spend their days scouting properties for me. I also love a good foreclosure or HUD home. Sometimes you have to wait to bid but you can pick up a good deal. Short sales are usually a waste of time because the bank is not going to go very low. ARV or after resale value is what the house is going to most likely sell for after the you finish your repairs or remodeling. Now, there is a difference between what you think you can sell the house for and the price you will "most likely" sell for. If you decide to use a Realtor (which I highly recommend, and interview a few) make sure you ask them for not only a comparative market analysis on the property but also for market trends in that neighborhood. If they look at you sideways or say that it's the same thing... RUN. If you're going to invest, you do need a Realtor who is experienced in working with investors because we look at what the market has done, is doing, and is going to do, so that we can make sure you are buying property in an area that is growing or revitalizing and not going through a declining state. If you are selling the property as cash, reach out to any Contractor contacts you have. Contractors are usually in more than one business at a time and either they will be interested or know someone who is!
