Thanks for the input and feedback guys. It is listed as being sold to Wells Fargo aka A Big Fish :). Sorry that I didn't include that in my original post.

@Jon Holdman,thanks for the advice. I'm not actively looking into REOs, but after my husband gave me the property info and researched it, low and behold an REO.

@Chris Romany, I know patience is key right :). I've setup an alert on zillow for the property address to alert me if there is a change in status.

@Sean

@Sean OToole, thanks for the recommendation of The Lane Guide.

Hi BP Fam,

I have a question regarding methods to purchase an unlisted REO. My husband located a vacant home in a really desirable neighborhood here in Orlando. He confirmed with the next door neighbor that the house has been vacant for a year. I researched the property on the county's property appraisal site and indeed it is a bank REO. The property isn't listed on the bank REO site. Zillow shows also that it was sold for $800 to the bank. Any ideas on next steps? Thanks in advance everyone!

All depends on how the duct work is run.

 Yes, it's a Ranch. And you are right I am definitely use to see them in the ceiling :). Thanks for the feedback!

Hi BP fam!

I have some questions that I hope I can get your help with. I did a walkthrough on a potential rehab today. The house is in FL and was built in the early 80s. I noticed that the AC vents are located in the floors. The first time I've seen that in a SFH. My first thought is that although they may be functional, for resell appeal it would be best to have these re-routed to the ceiling. Now I have no idea what the cost would be, work involved or the necessity of doing it. But for me, it would be a sticking point as a retail buyer. Also, redoing the floors is a part of the rehab. I'm not sure of the challenges of having floor vents pose when installing new flooring. Thoughts? Is moving the vents necessary? Am I putting to much personal preferences in this? Thanks in advance!

Hello my new BP fam! My name is Denise from Orlando, FL. I am new to the world of REI and am so excited about the possibilities. I learned about the site about a month ago from a young lady at a real estate investing workshop that we were attending. I've been hooked ever since and decided get off of the sidelines and go Pro. My current interest is in mobile homes with the intent to rehab and seller finance and multifamily rental properties . Cash flow is the name of my game! I am looking forward to knowledge sharing and working with you all in the future.
