@Bryan Devitt yes all that is in the contract. And exactly he was acting like partly my fault. He said i blame myself and my brother the other contractor 3/4 of the problem and i stopped him right away and said how in any way is this fault? He said fine ill take all the responsibility i dont care. Like u gave me a bid and i said okay sounda good complained and have hom extra money to help out to keep good relationship now this bs going on. Like trying to be cool with the guys but man im like get your stuff together. One thing after another forget to do stuff all the time also that i ask.

Feel pricing has come up i used in the beginning my own crew and employees just alot of headaces but now switched to contractors pricing alot higher but alot less stress wonder what to do. Contractors arent much better wanting more money after contract is signed and so on. Is it just me or are the contractors the hardest thing to deal with in this business?

So my contractor is complaining about how hes not making any money and completely under bid the job. I bought the house based on his bid then i even helped him out and raised it another $8,000. Then again saying hes not making anything and had to borrow money from hos brother which is anotwr contractor and there working together. No hes saying all his bids are gonna go up tremendously. Im really feeling hes not gonna hold up his end and be able to complete the job with the funds left and draws. Very frustrating because he told me before i bought it the price and now saying was a estimate then i went back higher and coming to me complaining bascially. What to do?

@Aaron K. Thanks for the response but actually the property management company has stopped taking on properties and is gonna trim down i guess. I dont think there are any other property management companies around my area to help me.

So me and my wife started our real estate business about 3 years ago. We have 14 properties (18 units.) My wife does the bookkeeping and pays bills (switching utilities and does the paperwork with moving people into properties.) We have own property management sytem with our own website we use and have implemented for tenant maintenane requests, applications, etc. I handle the construction side of things and aqusitions of properties & some of the marketing side. So, we are about to have our first child in December and I wanna keep growing and maybe hire people to do some of our jobs, and maybe focus on me just finding the good deals. Or whats the best way to structure our business to grow huge and make better systems and what not?

Hi guys! 

We've felt like, for a few years now, we're really not getting any tax benefits from owning rental property. And I was curious for all of you, do you do your own taxes, or do you hire a CPA? Right now, we have a CPA that does our taxes. We NEVER get a refund, and it seems as if we should? Our rentals gross around 70k/year, and I have a W-2 job that I make 50k/year at. My husband manages the rentals and construction and doesn't make any income, personally, for it. We have no children, but have one on the way in December. Does this seem like it would be worth it for us to do our own taxes, or not?  We buy 5-8 properties a year, and have 14 rental units.

Hey guys,

   I have a tenant who I need to evict. She is interested in cash for keys. Her attorney has requested a copy of the agreement where we offer her $500 for cash for keys, in exchange for her moving out instead of us going forward with the full eviction. 

Does anyone have a Cash for Keys agreement that you could send me? Or any suggestions?
