Andrew Johnson yes I do believe I need o value my time more right now we have a decent system in place but In my mind I need to haveso so much of a system everyone knows there jobs and duties and I don't touch the property's at all and need to have a reliable person or company doing that.its me my wife and a full time employee when we need him. I'm trying to get this all worked out so it's working for us and not the their way around. We have cut a lot of costs and have a really solid foundation to build on from here. Any advice would be great. We have 6 sfh and a duplex and always looking to buy more have more in loookijg at right now. We have all the construction material I have a storage place that is heated with all building materials and tools extra paint and a lot of stuff. Pleas help with getting a better system in place to move forward. Or point me in the right direction

Why are you taking 50% off the total rent for the year. That's insane I've never and hope to ever take that from my income from my rentals I know your doing that saying that's the expenses but no way I ever meet that not even close. Also I have never heard of cap rate being noi/market price. I thought always noi/total investment?

Okay check my math here it is to be short but. Bought the duplex for $16k maybe $20k into it rent both sides out for $650. The SFH bought for &36k maybe $37k into it. Rented it very fast for first 2 months for $2500 then the remaining months for $1800 and had people move out one day and moved next people in the next. If your wondering about my expanses I have calculated those into my numbers before also

But realistically I got this year over 50 cap rate more like 55 on each property

I know how to do cap rates haha. There both not normal situations just have a very sneaky way of doing things.

Just a lot of hard work and cutting costs everywhere. Getting as high as rents as I can get. I have one house that did around 50% and a duplex at 50%.

Thanks bud means a lot I've worked hard and tried everything in the book and god has blessed me so far. Feeling good that one day I hope to get out of my dead end job I have a storage unit built into a house that I have all my materials in which I had nothing into. Me my wife and a friend of mine that I put on the books and works full time for me. Plus my vacancy rate is very low I have a list put together of people looking for rentals so my places go very fast with my website and system in place . I'm praying and hoping I can provide for myself and family one day.
