So many ways to go about this, but the best advice I can give you is make more money. Are you working 2 jobs? Do you have a side hustle?

Marisa, your title is misleading you will not generate any profit until you actually sell. Equity is great, but at 1250 rent I wouldn't take more then 100k

1. Yes, they are considered residential income properties so even a triplex and 4-plex could end up as a comp.
2. Appraisers may and most likely will still used them or they can go out into similar neighborhood. You have to realize that those homes do make up the market.

I've got a large project and both of the guys that I work with our tied up with other jobs atm. Anyone recommend a contractor for drywall for a good price? (under $1.50 sf ft). This will be about 1,500 total.

Those new apartments in NewBo being build by Hatch Development aren't allowing pets. If you're okay with a dog, you can probably greatly increase your margin in the area.

I'm semi local to you and I got a 1,100 sq. ft house and single stale garage done for 3K. This was through a connection and very cheap. The second cheapest quote was for $4,200 which also is a good deal.

Low Income rental I like loose lay down vinyl sheet flooring. Easy and cheap to install.
For nicer rental use tile. Find some nice 12x12 for under one dollar.

Make a real sacrifice. Sell the Truck and buy a 2k beater.
I did this starting out. Had a newer Vette and BMW, Vette was 50 percent paid for and BMW free and clear. Best decision ever, and got me started with plenty of capital.
