1836 realty has been awesome for me. Have yet to even lay eyes on my investment property in Austin and they have been awesome since purchase in 17'.

@Allan Smith thanks a bunch. As just the ‘cash guy’ the 10/2 tends to be about the standard i have seen/heard as well.

I’m looking to get involved In a ‘volume’ of deals in 2020 (would love to get into 3-5 flips minimum per year depending on the size) so I want to be competitive as I network b/c I know money is not hard to find out there for proven flippers.

Hey all!

As a current buy and hold investor myself, I have recently started to field opportunities to invest in flips (as a cash partner).

As purely a cash partner/investor in a flip scenario - what type of terms are typically competitive in your respective markets.

Most of my interest are in projects in the 150k or less cash investment range although some

Project are all in between 3-400 and I am coming in as part of the total bucket needed.
