Thank you all for your feed back. I just withdraw from the Deal . The seller has not sign on the contract just told my realtor to withdraw from the deal.

I got a property on MLS under contract. I just realized the rehab cost would be more than the estimate. I have 3 days to closing. The comps that the hard Money lender are using is lower than the accual comp.

a) Can I renegotiate the contract(price) or I cannot change it.

b) Is there any exist strategy.

I am about to get my a fix and flip property. Do you recommend Appraisal of the property of not.

I was trying to buy a property from a wholesaler to fix and flip. When I did my research it shows the house WILL NOT PASS ANY APPRAISAL. How can one tell whether the house will need to be demolished and rebuild? The math seem to work fine. This is my first deal if I agree the take it. Should I pass on this deal or should I consider moving forward with it. Thanks for all your input

Could I get some help with this. I want to the Attorneys website, I saw a list of properties going on auctions.  Tried calling the people on the list, I went to the houses. All the houses were vacant.  Is  this normal that  once the list is published on the Attorneys website, the city is already sure they are vacant?

Could some help give other companies that does mailing other than yellowletters.com

Every time i am have issues on placing order on the site.

I made an offer on a HUD property on MLS. It has been 2 weeks now still no respond to know whether my offer has been accepted or not. Does it take a long time to hear back from sellers agent? What is the average waiting peroid to wait for a respond. I am see other property that i will like to make an offer on but I am not sure whether to place an offer or not.
