Yea I I want to purchase apartment complexes like 2-6 units so while renting I won't lose 100% of my rental income if one tenant decides to end lease. It looks like you have to be owner occupant for great interest rates and for investment properties, a much higher interest rate. And to own investment properties in your name and change it to your LLC, the bank will call the loan due? Am I right? So what should I do keep owner occupying the single homes until I get enough of them using FHA or some other qualifying loan?

So is it best for me to basically move in the home and become owner occupant for 1-2 years to get the best rates?

Thanks @Charles Morgan! My company qualifies for loans with no problem I just wanted to know if they make it hard to purchase property in you company's name ? And what loan do you have to get when buying investment properties?

When buying property do you have to assign the property in your personal name if its a investment and if so can you buy a home to live in a buy a investment property in the same year?

@Jerry Padilla Thanks for responding. I want it as an investment property. So when you say 15% down is that conventional or traditional? I dont want to put in my personal name but im going to put it in my PMC Indispensable Homes LLC

So I just bought my house for 74K closed on it last Friday. And across the street there's property for 34,000 brick in the terms are cash, FHA, FHA203K, conventional. I just closed on my home last Friday so how could I go about getting this property before someone snatches it off the market? And it's as is and government owned.

So what do renters care about the most as far as renting any property? Do the main concerns be like the kitchen updated, bathrooms, carpet or flooring and response time with property issues?
