some would say 0 down is a good deal.  some say $500 cashflow is great ( but they put down a huge chunk of money).  as all said. It just depends

great to know jeff.   Crazy to think "big city" modesto can be cheaper than turlock .  I need to look into modesto more as an option. It seems like a strong renting community

thank you for this Ben.    I am a GREEN newbie.  But part of my search always includes a visit to the city planning's website, income , demographics and the school rankings.  

I will indeed start follwing the business journal

what about the giant kaiser that is planned for theh next 10 years, the big stadium coming , the high speed rail in 5-10 years 

and the tech jobs moving in?  I am casually looking at sacramento, elk grove,  and it seems your area has the better schools close by....  the area seems really good from a long term view.  Is folesom in a flood zone or not?

@Nathan G.    I have been looking up lawyers in the time being.  I haven't met with any yet.  Not only would an eviction lawyer help and make things easier, I think they would be an excellent person to review the next lease that is drawn up ( before a new tenant signs). Over the years I have learned, if you are not an expert in the area, it is probably better and cheaper to hire one than doing it yourself.   This is good to get my feet wet in the landlord game though. Beyond stupid situation, but good experience.

NO!!  money does not mix well with friends or family in my experience

i'll be the one person who says they love a window in a shower.  My old pre war apt in NYC had one.  I loved getting the cold winter air come in dring a hot shower.  Also when you opened it a little and had a snowy view .  My window had a film over it for privacy- bt I nejoyed it more than modern day bathrooms with the fans
