Hello Dana, I am co-founder of a co-investing club. And ironically, we are investing in a private note currently. And we have before. We have had good outcomes. What is nice is that we invest as a club. Each member contributes at least $5K but can put in more. And more often than not we get preferred interest because of the amount we contribute together as a club.

Welcome @Sebastian Romeo Harris! I love hearing that you are graduating and thinking about investing already! Investing with others may be a good way to go. You can do that with friends or family. I manage a coinvesting club where we invest once a month in apartments, trailer parks, vacation properties, land and recently we even invested in an industriall company. We generally do one per month and the minmum is only $5K.(although many invest more). It has been really educational for me because we have people from all over the US with all types of experience to learn from. Anyway, I wish you the best success in all you do!!!

There is a risk but one thing you can do to minimize is to have them provide information - full names, address, where they work, etc. Before providing lock info, check them out first.

Investment loans generally carry high down-payments and costs. If it is a personal home, you can get a conventional mortgage on something like FHA for little money down and rent rooms out. Another way I have done was to purchase a personal home, and I hosted an international student. The program payment just about paid my mortgage PLUS one of the best experiences I had.

Also, I administrate a coinvesting club where we all invest in large apartment communities and other types of deals as a group. We generally do one per month and each club member that wants to get involved can do so for as little as $5K. So, this is less than a downpayment but it also offers a way to really diversify your investments.

I have been a Realtor since the early 80's and investing since the late 90's. I have made some mistakes, but definitely learned from them. One was actively investing in a property that was in PA but significantly far from where I live. I relied on a property manager who ended up really messing me up. Since then, I have sold all my active investments except 1.  I have created and am part of a coinvesting group where we invest passively in real estate syndication deals. I love investing this way. Our current property we are looking at is in Denver. This will be my first time investing in that area. I wish you great success!!!

Congratulations Austin! I love hearing the investing enthusiasm of our youth! I started investing young so I could do what I wanted with my life. And it took me some big learning experiences, but loved the road to where I am now. I have recently, about two years ago, sold all my investment properties and now invest with a coinvesting group. I like it because I only need $5K for each deal (although I can put in more). So, I have money in vacation communities, apartment complex's, mobile home parks and even a manufacturing plant. Hi Grace, I have invested in properties most of my life. And while I did like it alot, it caused stress. I have sold all but one of my personal investment properties and decided to invest with others in passive deals with sponsors of larger apartment complex's, trailer parks and others. I like it because I can diversify more; which has lessened the risk for me (I have lost alot of money on a property purchase in the past). I love getting other's feedback as there are members from all over the US with various experience. And I can contribute as litte as 5K rather than the 10's of thousands I used to to purchase one property. May be a good start for you and you wouldn't have to sell your business.

I have dabbled in various types of real estate investments, ranging from small multi-unit properties to single-family homes and commercial buildings. However, after dealing with the constant headaches of repairs, complaints, and other issues, I made the decision to shift my focus to larger commercial deals in partnership with others.

I have co-founded a coinvesting club, allowing me to diversify my investments across multiple deals. This not only helps me spread my money wisely but also eliminates the need for me to handle the day-to-day management tasks or hire someone to do so.

Currently, I am investing in a mobile home park, several apartment complexes across the United States, and even a manufacturing plant. This new approach has been the best decision I have ever made in my investment journey!
