We are heading to the property tomorrow and I will get some measurements.  I used this more as an example of the all in one concept but i'm not married to that size.

I am very interested in cheaper and more effective so fire away please.  Thank you.

Good morning,

Hopefully this is in the right spot. My wife and I just went under contract for a property which is a SFH with a guest house. The guest house is 1 br, 1 ba and I want to put a little kitchenette inside as well. Does anyone have any experience with the all-in-one kitchenettes similar to the one linked below? Is there a better alternative? We will be living in the main house and renting the guest house given our proximity to the local hospital and medical residency program (less than .5 mile).

Do I need the kitchenette for a STR/AirBnB type of set up? I imagine it would be ideal but I could also provide a hot plate, electric skillet, air fryer, etc for some options. However, the only sink available would be the bathroom sink.

For MTR and LTR I would need the kitchenette for the renter to have their own space.

Oh wow, didn't realize it would create an actual post for everyone to enjoy.  Lol.  Well, there you have it.  Wife and I are looking to get going with rental properties.  We are renovating our current condo to get it ready for our first renters.  We are actively searching for our next property to move into and add value.  We are looking forward to getting in the game at this point.

I have a guaranteed retirement benefit with my current job but my wife does not.  We are looking to create wealth and income to replace her salary when she is ready to retire.  Additionally, I want to show my kids there is more to life than 9-5 jobs and the traditional way of life.  Nothing wrong with that and it has done well for us, but I want them to see the world in a different way.  I want them to see opportunity everywhere and not constraints.  Here we go!

Condo buy & hold investment.

Purchase price: $99,000
Cash invested: $20,000

Personal condo my wife and I purchased several years ago. We are renovating all bathrooms, new flooring upstairs, new countertops in the kitchen. I have already updated the fireplace and added a kitchen backsplash.

What made you interested in investing in this type of deal?

We bought this as a personal residence years ago. We are getting it ready to rent and find our next property.
