The new investment SFR I bought has well on property.The water is tested clean.What are the advantages/Disadvantages when renting and the cost of keeping it up over the years?Anything I can do now with maintenance ?

I am in my early 50's.Planning to buy 1-2 rentals per year.I buy everything in cash as I do not want to be in debt when I retire.I invest in SFR in B neighborhoods.I thought about multi family but too risky for me( they are mostly in C,D neighborhoods )

I have been given the option of buying insurance(684$/year totally) from property manager with a guarantee of 1 month rental fee(around 1250$),most of eviction costs and coverage of up to 2500$ of tenant caused damages.They also report that they have no eviction in more than 95% of their properties.This is a SFR in a B class area

What are your thoughts?Do you think it is worth another 57$/month decrease in cash flow for ease of mind?I can also take part of the insurance like up to month month's payment, eviction costs, and tenant damage fees.I also never heard of this before and wonder if it is something new?

No , no and no

That is one of the reasons I am buying SFR's in good enough B neighborhoods .Maybe I make less profit but sleep well at night.

I transferred from my personal name to an LLC after closing on a property in FL.I had paid cash.My accountant did it(cost me around 200).The lawyers charge more.I also have an umbrella policy and I don't think I will create for other properties in the future..

I just had these tenants and the dryer and garbage disposal was not working before they rented(which I did not know) as this is an out of state investment.(I thought the inspection would have checked which they have not )
