The longest I've held a cheap home is 7 years... Now this home is in Texas, while not exactly the same, the main point I was trying to get at is if you find a good enough deal you can put up with more of a hassle in certain situations. I completely agree that being local is much better. I just personally don't write off deals that maybe other people will. Everyone is different in their investment styles, so I like to be cautious when telling people to stay away from a certain product or investment. Just my 2 cents worth. YMMV

I don't fully agree. if you screen your Tennant's well, and have your checks and balances in place... Even the cheaper homes in Memphis can be a good start to an investment portfolio.
A good deal is a good deal. Whether it is a "cheap" deal is really relative. It all depends on what your appetite is. To me, I can stomach a "cheap" deal all day long if the returns are where I want them to be.
