@Ryan Keenan this sounds like a guy I had. Always some excuse. I ended his month to month lease giving him 60 days to find a new place. I told him if he was out sooner I would sweeten the pot . He left in 30 days with no damage getting his deposit back, and for an extra 200.00 it was well worth it.

I've had good luck in C class going on 6 years now. No evictions. I do nearly all of my own repairs and maintenance because I like it. Beats the hell out of going to the W2 every day. My tenants stay quite a while because I take really good care of these homes.

@Keith Perkins I've done this. And I still have that heloc. Nothing was ever said about it. Yet.

I used a 401k loan for my first BRRRR. Worked out great. Paid it back after the cash out refi 6 months later.

I feel the rental estimates are pretty accurate but the home values are no. Compare with rentometer.com

This is a great thread. Kind of sums up how I do things. When I get a call I get over there as quick as I can and handle it myself. I actually would rather do this kind stuff than go to the day job. I have minimal vacancy and some really good tenants.
