Trane/American Standard is a good brand I've installed many of these units and they are pretty solid. Stay away from builder brands like goodman they're not built as well and I find them to be noisier.  

Make sure you understand the tenancy laws in NH and you get real numbers if you move on this. All signed leases, deposits accounts, rent role for the last 2 years. Make the offer subject to the contingency of your due diligence of the NOI.

Buying from an online store means no manufacture warranty, the manufacturer of the equipment will not warranty the unit. Save your money and do it right. 

Hello everyone!

I'm new the community and live outside of the Boston area (metro west). My goal in joining this community is to connect with like-minded folks and seasoned investors so I can understand REI buy the numbers. I've been a landlord since my 20's and own a two unit multi which is cash flowing nicely. My approach to land lording has always been to treat it like a business and I have lots of experience with residential home remodeling since I'm license plumber/gas fitter and commercial HVAC & Oil heat technician in MA, though I'm no longer in the business today.

My goal with REI is to purchase enough cash flowing properties as a buy and hold investment so that I can live on the cash flow as a source of full-time income eventually. I would like to increase my knowledge to leverage larger and larger investments.
