We mostly buy houses from out of state and are aware of it's challenges but many investors have done successfully, so it can be done. I recommend you go visit a few times to network with local investors or find an investor friendly agent so you can gain local market knowledge, find off market deals and for things such as showings, picture taking or getting accurate comps. Then you'll need to build a team of contractors to handle renovations and to help with things such as property inspections. It's a lot of work upfront but once the team and systems are established it gets easier and as you get better you can expand to another city.

We buy houses in major markets in the states of TN, TX, OK and AR. Over the years I've noticed that it's very helpful to simply go visit in person your city of interest to get a better understanding of the market and the people that live there.

Pretty much any on market or off market source I can find. I do visit Tulsa pretty regularly so that helps a lot too.

Hello, I have no experience with that specific company you mentioned but I have waited for over a year for some new build single family houses to be completed. In our particular case, the city of Tulsa demanded that the builder/developer install larger sewer lines to accommodate the 15+ houses our builder was building for us so we can rent. It was a stressful time but eventually they were completed. Good luck!

Wanted to chime in here since we've been buying rentals in Tulsa for a few years now. 
Deals seem to be pretty easy to find, fix and rent. Finding the right team is critical but once you have them its smooth sailing. The only concern we run into is occasional foundation issues near the river, towards the south east side of town. Aside from that, we love this market and will continue to keep buying houses there.

Hello, yes, I second Cassi's recommendation. 
I've been going to the millionaire possibilities event for some time now and it is a great place to start to connect with other investors, agents and vendors. 
Tulsa also has a REIA once a month that draws out a great crowd as well but it tends to be smaller than the MP event in OKC.
