I have several off market opportunities with 45 - 70 in equity, what would be the best way to approach these deals wholesale or buy, rehab and flip.

Good Afternoon Investors,

Need help analyzing this deal:

I have a multipurpose use facility that is wanting to be turned into a multi-plea gym and volleyball with retaiil stores in the front.  Have a couple of anchor tenants will to put there stores in (i.e...hibbets, gnc, subway as of now). 

The scenario three partners and one is wanting to be bought out of the partnership, the building needs to be renovated. Current appraisal is 4 million.  One individual wants to become that third partner but doesn't have the funds to do the buy out.  The current partners will allow the building to be refinanced after the construction is done.  

So the question would be could an equity partner be brought to achieve the buy out and then pay the investor after the the building is refinanced anyone care to chime in and give direction possibly.

Yes we have a commercial deal here is the scenario:

Current owners want us to partner with them to rehab a multi use facility

Rehab lender already in place

Need ideas on how to structure the deal to bring us in as a partner

The catch is we have to buy out one partner or at least have it on paper

All parties are willing to make it happen but we have to put it on paper to make it official

This is where I would like ideas that would possible make it work.

@Don Konipol thanks for the comments, yes it probably is not that attractive to a seasoned investor like yourself so I thank you for your commments.  For anyone that wants to get into investing we have to start some where @josh murr in box me if you have any questions i will be glad to answer them.
